Racanelli Construction Company, Inc. Named Construction Manager on Roslyn, NY Mixed-Use Building

Racanelli Construction Company, Inc., was recently awarded a contract by 281-301 Warner Avenue, LLC (Port Washington, NY) to serve as the Construction Manager on a large mixed-use property being constructed at 301 Warner Avenue, Roslyn Heights, New York. The project, which is being built on a fast track schedule, is slated for completion in July 2024.

The project involves the construction of a  four-level mixed-use property. It includes a 109,259 square foot building, 6,600 square feet of retail, 54 residential units, lobby, common areas, amenities and lower level parking. The building construction consists of 2-1/2 levels of reinforced cast-in-place concrete podium and 2-1/2 levels of wood framed construction. Also being used in the building are Nichiha and Hardie Panels. Two interior elevators servicing tenants, and one exterior elevator connecting the plaza terrace to the parking lot are also being incorporated. The building’s design features a modern panel façade and large open retail spaces with floor to ceiling glass storefront.

Other aspects of the project include fire protection and detection systems serving the entire building, and a high-efficiency HVAC system with electric pumps servicing the individual apartment and common areas. Other features include tempered fresh air provided by gas-fired roof top units (RTUs) distributed throughout via ductwork to each air handling unit. The building’s garage is ventilated via a carbon monoxide (CO) monitoring system and exhaust fans.

The project is valued at $31 million. 

Racanelli Construction project team members included Nicholas Racanelli, Jeff Kopping, Doug Winter, Jr., Greg Marshall, Keith Wood and Jude Gluck. Serving as the project’s Architect is George Luis Cumella of Mojo Stumer Associates.
